How does it work?

Ordering documents is simple. Select your team and enter a file reference, then enter the address of the title. Your file reference should be a maximum of 22 characters.
You can search using the property number and postcode or the property number, town and street. When entering the postcode of the property make sure to include spaces between the outward code (e.g SW1A) and the inward code (e.g 0AA).
Then select the tenure from the list provided. You can select up to five at a time.
You will then need to select the documents required from the available documents listed. You can select as many of these documents as required. The documents selected will be returned in one report. When the document(s) are ready you’ll receive an email notification.
How much does it cost?
We don’t think you should pay more to access the document you need just because it’s easier to order. So we charge £7 per document, in line with charges from the Land Registry. This will be billed in line with your agreement with us.
Finding previously requested documents
You can find your previously requested documents by navigating to the list view. You can search by file reference, postcode or title number.
Documents that are ‘pending’
Sometimes you may see this message.
This usually happens when there are pending changes or applications to the register that have not yet been processed.
In cases like these, you can still order the documents available. The copy you receive will be marked as being accurate up to the moment just before the first unprocessed change was made, rather than the date you requested or received the document.
Availability of the service
Unfortunately, the service from the Land Registry is unavailable from 11pm - 6am. You should not try to initiate a search during these hours.
We are also unable to support documents that are only available from the Land Registry via post. If you request a document that is only available via post you will see an error message. Should this happen we recommend completing the form which we link to in the message and send this to HM Land Registry.
Map search
At the moment, we are unable to support the map search within the Thirdfort portal. If you require this for a particular search, we recommend using HM Land Registry’s search directly.
