TLDR: The article explains how to order title documents via the Thirdfort portal by selecting a team, entering a file reference and property address, choosing tenure, and selecting documents. Each document costs £7, matching Land Registry fees. The service is unavailable from 11pm to 6am, and postal-only documents cannot be ordered online. Map search is not supported on the portal, so users should use HM Land Registry directly for that feature.
Requesting Title Documents
Ordering documents is simple. Select your team and enter a file reference, then enter the address of the title. Your file reference should be a maximum of 22 characters.
You can search using the property number and postcode or the property number, town and street. When entering the postcode of the property make sure to include spaces between the outward code (e.g SW1A) and the inward code (e.g 0AA).
Then select the tenure from the list provided. You can select up to five at a time.
You will then need to select the documents required from the available documents listed. You can select as many of these documents as required. The documents selected will be returned in one report. When the document(s) are ready, you’ll receive an email notification.
Walkthrough
How much does it cost?
We don’t think you should pay more to access the document you need just because it’s easier to order. So we charge £7 per document, in line with charges from the Land Registry. This will be billed in line with your agreement with us.
Availability of the service
Unfortunately, the service from the Land Registry is unavailable from 11pm - 6am. You should not try to initiate a search during these hours.
We are also unable to support documents that are only available from the Land Registry via post. If you request a document that is only available via post, you will see an error message. Should this happen, we recommend completing the form which we link to in the message and send this to HM Land Registry.
Map Search
At the moment, we are unable to support the map search within the Thirdfort portal. If you require this for a particular search, we recommend using HM Land Registry’s search directly.
This article is based on accessing Thirdfort directly via our portal. If you access Thirdfort via a partner or reseller, functionality may differ.
